The four primary view types
The single-tower geometry gives clean orientations on each side.
- Boulevard-facing — direct elevation onto Sheikh Mohammed Bin Rashid Boulevard. Active street life below.
- Old Town-facing — distinctive Old Town panorama, rare in newer Boulevard-side towers.
- Burj Khalifa-side — partial-to-direct elevation from upper floors
- Skyline-facing — Sheikh Zayed Road and broader Downtown panoramas
How floor band changes things
Below floor ~15 the surrounding Downtown towers limit horizon views. From floor 25-40 the major elevations open. From floor 50 to the 68-floor top, units enter the panoramic band — full multi-direction views including Gulf horizon to the west on clear days.
View premium
A direct Burj Khalifa view from upper-floor north-facing stacks commands meaningful premium. Old Town views are distinctive and carry their own buyer following.
